1. Can I book a specific home?
Every effort will be made to ensure that you stay in the particular home that you request. In the event of an unforeseen circumstance, such as maintenance issues, your booking may be moved to a property of equal or greater value and/or amenities. If this occurs, you will be notified at the earliest date possible.


2. What is provided in my vacation home?
For your convenience, all of our homes are fully furnished including a fully equipped kitchen with cookware, dishware, and utensils; dishwasher, microwave, washer, dryer, and cable TV. In addition, we provide towels and two sets of linens per bed. Things that we do not provide include: cleaning supplies, additional soaps and paper products, food, drinks, or anything that you plan to consume.


3. What should I bring with me?
Some suggestions on items that you should bring include: comfortable walking shoes, items to cover up from the sun such as hats, sun block lotion, and sunglasses, bug repellent, swimming suits and beach towels, and cameras or video cameras.


4. Do the homes have pools?
All of our homes are equipped with a private, screened-in pool.


5. Are the pools heated?
Pool heat is available to you at an additional daily/weekly charge. Pool heat is recommended from October through April.


6. Are the properties cleaned daily?
No. The property is cleaned prior to your arrival. You may request a mid-stay clean at a standard cleaning rate. We ask that you arrange this while placing your reservation.


7. Do you allow pets in the homes?
We are pet lovers ourselves, however, in the interest of our owners, we cannot allow pets in our homes.

 

8. Will there be a telephone in the property?
Yes. A telephone is provided in each of our homes. Local calls and 800 toll free numbers are free. A credit card must be used for long distance and international calling.


9. What are check-in/check-out times?
Check-in time is 4:00 p.m. Check-out time is 10:00 a.m. An early check-in or late check-out may be prearranged when placing your reservation. There will be a $50 fee for early check-ins and late check-outs. *Please note that early arrivals and late departures may not be available in our peak seasons.


10. How far will my vacation rental property be from Disney or other attractions?
All of our properties are located just a short 15-20 minutes drive from the Orlando area attractions, including Disney World, SeaWorld and Universal Studios.


11. Are there restaurants and shopping near the homes?
Yes. supermarkets, pharmacies and restaurants are in close proximity to all of our homes. There is also a selection of restaurants that now deliver to the homes.


12. Are the homes non-smoking?
Yes, all of our homes are non-smoking. Guests are permitted to smoke outside in the pool area.

 

13. Are your properties time-share?
No, all of our homes are owned by individual investors. We manage the properties on their behalves. We are not affiliated with any time-share company. If, however, you are interested in purchasing a home or investment property, we have licensed real estate agents that will be happy to answer any questions you may have.

 

14. What do I do if I have a problem?
We are always here to ensure you have a wonderful stay with us. We have staff members available 24 hours a day to handle emergency calls. Regular maintenance calls will be handled during business hours.

 

15.W hat is the cancellation policy?
Full payment is required 4 weeks prior to your arrival in Florida. Where written notice of cancellation is received the following charges will apply:

29-15 days prior to arrival                                       $25 Processing Fee is held
14-7 days prior to arrival                                          25% of rental charge is held
6-1 days prior to arrival                                            50% of rental charge is held
No show                                                               100% of rental charge is held


16. Is there a minimum stay required?
We require a minimum of 3-nights stay. For stays that are 5 nights or less, a cleaning fee will apply.

 

17. Should we wait until we get to the theme parks to purchase tickets?
Absolutely not! We have a link on our website to Kissimmee Guest Services. They will be more than happy to take care of your ticketing needs, and even deliver the tickets directly to your vacation home. Tickets can be ordered online before your arrival or they will be happy to assist you once you have arrived.
